Prologis (PLD)

Prologis is not just another real estate investment trust (REIT), it is the global leader in logistics real estate, the company is finding creative ways to tap into the data center boom, a secular trend fueled by cloud computing, AI, and digital infrastructure demand. With one of the largest global warehouse footprints, the company is well positioned to repurpose and develop assets that meet the rising need for high-power, high-capacity facilities.

Since it is a real estate investment trust, an important metric to measure is their occupancy. The company’s average occupancy of 94.75%-95.25% is highly impressive, especially considering the broader industrial slowdown. Also, as a REIT, investors pay close attention to the “FFO” numbers. This is basically as important as the P/E is for a normal stock, but for a REIT (for reasons we won’t get into). Prologis’s 2025 FFO is estimated at $5.75-$5.80 per share, a strong number that stands out in the sluggish industrial real estate market. 

The data center angle:

Data centers are the big story here. While logistics real estate remains the core business, Prologis is actively leaning into specialized facilities that meet demand for compute and storage. Their footprint near major metros gives them a clear edge in bringing capacity online quickly, a huge advantage as hyperscalers scramble for space.

Interest rate cuts:

Falling interest rates are broadly positive for Prologis. They lower financing costs, raise property values, and make the dividend yield more appealing. That’s why REITs like PLD are often considered interest rate sensitive stocks, they tend to perform better in easing cycles. Luckily, The Fed plans to meet and cut rates as soon as this week, which may just be the boost $PLD needs to breakout from its three year consolidation.

Microvast (MVST)

Microvast was only trading at 25 cents per share when we first initiated coverage in late 2024; its share price has increased more than 1300% since, but still presents a buy. 

If you weren’t a member at the time, let’s recap on what the company does. Microvast is an advanced battery technology company that engages in the business of designing, developing, and manufacturing battery components and systems primarily for electric commercial vehicles and utility-scale energy storage systems. The company is special because they’re one of the few that is fully in-house from the ground up (with the exception of raw materials), which gives them control over the full development and manufacturing process. Their CEO is committed to innovation, so he took this approach to be able to manipulate the process accordingly to each end product, which also allows them to move closer to a solid state battery, a technology that many companies, including Tesla, VW, KULR, and QuantumScape are racing to master.

While competition is fierce, Microvast stands out from the smaller names like KULR and QS because of its financials and already existing customer base across the globe, which cover 34+ countries. Their global presence also shields them from a severe impact from tariffs, especially with only 5% of their total revenue coming from the United States. Manufacturing is based out of China and Germany right now, and the company is building a U.S. factory in Tennessee, which is in-line with the current administration’s push for U.S. based manufacturing. 

Despite the company’s promising outlook, investors must note that inherent risk that comes with investing in small-cap stocks, especially ones that are in a field where competition is brutal. Like any other investment, MVST’s earnings and innovation must be watched closely for any developments that may risk the company’s position.
